I — SUBSCRIBE

You remit, in your own name

Indian investors subscribe via their own LRS remittance (USD 250,000 per person, per financial year) into listed notes of the UK issuer. UAE investors subscribe directly. No pooling in India — ever.

II — DEPLOY

Capital buys income

Proceeds acquire high-yielding UK residential and commercial assets through ring-fenced, per-asset SPVs with conservative bank leverage. No single asset exceeds 35% of note proceeds.

III — COLLECT

Coupons on the calendar

Rent services the coupon; a six-month interest reserve stands behind every payment date. Interest is paid gross of UK withholding under the quoted Eurobond exemption. Principal returns at maturity or rolls into the next series.

On currency: the 20-year average appreciation of £ against ₹ (~2.3% p.a.) is a historical observation, not a forecast — exchange rates can move either way, and past trends do not guarantee future movement. Coupons are fixed in GBP; the ₹ value of coupons and principal will vary with the exchange rate.
On TCS: LRS remittances above ₹10 lakh attract 20% tax collected at source. TCS is an advance-tax credit, adjustable or refundable through your ITR — a timing item, not a cost, for investors with existing tax liability.
On disclosure: holdings are reportable in Schedule FA of your Indian income-tax return. Interest is taxable in India at slab rates; paid gross of UK withholding.
Structure

Built the boring way, on purpose.

You hold a listed, secured debt instrument — not a promise. Notes are issued by a dedicated UK company, listed on a recognised international exchange, and secured by a charge over the shares of every asset-owning SPV, held by an independent security trustee for noteholders.

Nothing touches India. There is no Indian collection entity, no pooling account, no domestic scheme. Each investor's money travels once: from their own bank, under their own LRS, into the issuer's UK account — inside the Reserve Bank's framework, in daylight.

Discipline over drama. Conservative leverage, a standing six-month interest reserve, quarterly written reporting, and audited annual accounts. The product is the payment date being met — every time.
